PLP secures planning for major logistics development at Gateway 45, Leeds

PLP is pleased to announce that it has been granted planning permission by Leeds City Council to develop prime logistics units totalling 900,000 sq ft on its 43 acre site at Gateway 45, Leeds (“PLP Gateway 45”).

Four distribution units with sizes ranging from 59,000 sq ft to 400,000 sq ft will be delivered by PLP on a speculative and pre-let basis. Speculative construction is expected to commence in Q1 2020 with delivery of the first 3 units by Q1 2021.

PLP Gateway 45 will be the largest distribution scheme in Leeds and is expected to address a long-standing shortage of prime logistics units in the region. Strategically located, the site offers immediate access to both M1 motorway (via junction 45), and the wider national motorway network. The site also offers excellent connectivity to a labour pool of over 2.5 million people living in the West Yorkshire metropolitan area.

PLP Gateway 45 also benefits from Central Government Enterprise Zone status offering added incentives to occupiers.

Hugh Chesterton, Development Director at PLP said: “We are delighted to have secured planning permission for what will be Leeds premier logistics park. This site is unique in that it will be the only site that can offer large scale logistics buildings on the doorstep of the Leeds conurbation, but also direct access to the key motorway junctions. We will be pressing on with our enabling works shortly with vertical build of our first phase of speculative development following in Q1 of next year.

PLP have instructed CBRE and Gent Visick as leasing agents.

Mike Baugh, Senior Director at CBRE said: “It is fantastic to be working with PLP on this prestigious instruction. PLP Gateway 45 is a unique opportunity for Leeds where large scale distribution opportunities are extremely limited. The site is now truly deliverable, and we are already experiencing strong interest from the occupier market.

Andrew Gent, Director at Gent Visick commented: “Gent Visick are delighted to be instructed on the most significant speculative warehouse scheme in Leeds for decades. PLP Gateway 45 is a new departure for Leeds with distribution units of a scale to be of regional and national significance. The scheme will be a game changer for the city.”
